Why is a mortgage loan attractive?
• You can take the whole credit amount in parts over the period of 12 months, according to your needs;
• After taking the whole credit amount, you can defer beginning of credit repayment for further 12 months;
• Credit can be repaid before the set deadline in the agreement without an advance repayment fee;
• A preliminary answer, whether the bank will grant you a credit, will be provided at once.
Who could apply for the mortgage loan?
• citizens of the Republic of Lithuania or individuals who have a permit for residence in Lithuania issued by the Migration Service of the Republic of Lithuania,
• individuals over 18;
• individuals with the regular income.
What is amount, currency and term of the mortgage loan?
• credit amount depends on client’s or his/her family income, value of the acquired home and value of the pledged property;
• mortgage loan could be granted in litas or euros.
• A minimal mortgage loan period is 1 year.
• A maximal mortgage loan period is 30 years.
What are terms of the mortgage laon granting?
more than 50% of monthly income cannot be allocated to mortgage loan monthly instalment and to other financial liabilities.
Credit repayment is secured by putting real estate in pledge (mortgage):
1. putting a house under construction in pledge, construction has to be completed not less than 50%. If another real estate is put in pledge, too, such construction works of the house as upbuilding of the foundations and basement and foreseen engineering network have to be completed;
2. putting a flat under construction in pledge, construction of the house has to be completed not less than 70%:
insuring your Mortgage loan at “Būsto paskolų draudimas” UAB you will be granted a credit of 100 per cent of the house/flat value (price) in case you meet the requirements set for Insurer and mortgage loan by “Būsto paskolų draudimas” UAB.
Credits with the variable interest rate - annual interest rate is pegged to EURIBOR or VILIBOR and is changed every 3, 6 or 12 months, depending on your choice; interest rate is equal to corresponding EURIBOR to which bank’s margin is added or VILIBOR to which bank’s margin is added.
How to repay the mortgage loan?
• Linear - credit is repaid every month in equal instalments, interest is payable every month from the actual credit balance (thus, in time, the whole monthly instalment reduces);
What documents should be submitted in order to apply for the mortgage loan?
• An application;
• The applicant’s and his or her spouse’s personal identification document;
• Copies of the agreements of financial liabilities to physical and legal entities (loan, leasing, insurance agreements, alimonies, etc.) of the applicant’s and his or her spouse’s;
• Documents, which are necessary for real estate construction or restoration (title-deed, permit, project, agreement of works, schedule, estimate);
• Documents, which are necessary to put real estate in pledge.
